About the Watch

How we verify — and what we're not

The method

Apartment asking rents are set by pricing software and change constantly — but most rent sites show you a syndicated copy of those numbers, refreshed on somebody else's schedule. SFL Rent Watch does the unglamorous version: every day, we open the official pricing page of every tracked complex and record the starting rent it publishes for each floor-plan size, plus any move-in special it is advertising. Every figure on this site carries the date it was read.

The pilot

This is a 90-day pilot covering two neighborhoods — Kendall, in depth, and Coral Gables — and only the large, professionally managed complexes that publish prices. That is a deliberate slice, not the whole rental market: most South Florida rentals are condos and small buildings let by individual owners, and their prices can't be verified daily by anyone. We'd rather cover a narrow board honestly than a wide one loosely.

Fair housing, plainly

This site compares places and prices — floor plans, amenities, settings and commutes. It never compares, profiles, or steers anyone by who they are. Every neighborhood note here is about the buildings and the getting-around, written the same way for every reader. Equal Housing Opportunity.

Not a brokerage

SFL Rent Watch is a publication, not a real-estate brokerage. We do not lease apartments, show units, take applications, or negotiate leases, and we do not charge renters anything. We accept no referral fees, locator fees, or per-lease payments from properties. We link you to each building's own official site; anything after that click is between you and the leasing office. Rents shown are published asking prices as read on the date stamped — they change, sometimes daily, so confirm the current rent, fees, and availability with the property before making a decision.
